Welcome to the Highlands Small Communities Housing Trust (HSCHT) website. We aim to provide information about our services, our projects both new and old, and our plots and houses available to buy or rent. The site will be growing over the next while, incorporating a lot of new content. Be sure to keep coming back to see what HSCHT is working on, and how we can possibly help you or your community.

HSCHT  is a registered charity set up in 1998 to help rural communities secure long term solutions to their local housing needs.

Since then we have made affordable rural homes a reality for local households and communities across the length and breadth of the Highlands. We represent a wide range of interests including communities, local government, landowners, crofters and housing associations.

By helping rural communities better understand, present and ultimately meet their needs for additional affordable housing we play an important role in actively supporting their long term viability.

We receive funding from a variety of sources including the Scottish Government and various charitable trusts and foundations in addition to our own income from housing development work and other fee-earning business activities.

Crofters Access to the Self Build Loan Fund

What is the Self Build Loan Fund?
The Highlands Small Communities Housing Trust (HSCHT) have been appointed to administer The Self Build Loan Fund (SBLF) on behalf of the Scottish Government.  Funds are available from September 2018 to August 2021 to assist self-builders where they have been unable to obtain mainstream self-build mortgage finance.  The SBLF is available Scotland wide in both rural and urban areas.  Eligible individuals can borrow up to £175,000, which they can draw down in staged payments similar to a traditional self-build mortgage with the loan being repaid either via a mainstream mortgage or by using the equity from the sale of their existing home.  The loan from the SBLF funds the build costs of the property and the Croft House Grant scheme is compatible with the loan.
Whilst both the Croft House Grant scheme and the Self Build Loan Fund are Scottish Government initiatives, they have different terms attached to them in relation to eligibility. Both schemes can be used together to assist you in delivering your new home.
